Modulus Housing, a Chennai-based modular construction startup, has entered a significant new phase after raising ₹70 crore in its Series A funding round. The investment was led by Kalaari Capital, Hero, and Samarthya, with participation from SVAS, Sigma, Zetwerk founder Srinath, Sanjiv Rangrass and several other investors. This marks the company’s first institutional fundraise and represents an important milestone in its journey.

A New Way of Thinking About Construction

Modulus Housing was founded in 2018 by Shreeram Ravichandran and P. Gobinath. The two believed that construction did not always need to depend on long timelines, heavy manual work and unpredictable on-site challenges. Instead, they saw potential in treating buildings like products that could be manufactured in controlled settings and assembled at the final location.

To enable this model, the company uses a factory-made construction approach supported by a cloud manufacturing network made up of partner factories. With the help of its proprietary product suite, Modulus can design and produce units for low-rise infrastructure. These units are then transported and assembled at the project site. The approach reduces construction time and increases consistency, which makes it useful for sectors where speed is essential.

Financial Performance That Shows Steady Growth

Modulus Housing states that it operates profitably and has achieved over ₹200 crore in cumulative revenue since its launch. This shows that the demand for modular construction has been growing across different industries.

The company has also shared details of its recent yearly performance. In FY24, it reported ₹54 crore in operating revenue. This is an increase from ₹39 crore in the previous fiscal year. The year-on-year growth of 38 percent indicates positive momentum and a rising acceptance of modular construction solutions within the market. While the company has not released its FY25 numbers, its earlier growth reflects strong customer interest.

A Wide Project Footprint Across India and Beyond

Over the years, Modulus Housing has completed more than 1,500 buildings across 21 Indian states and in select regions of Africa. These buildings include:

This diverse project portfolio highlights how modular systems can be adapted to several requirements. The company has carried out projects in both urban and remote locations, showing that its building model can work effectively across varied environments.

One of its key goals is to grow its presence across India and to explore select global markets where modular construction can serve important infrastructure needs. The company also aims to invest significantly in advanced research and development. A major part of this effort will focus on building a next-generation concrete modular system that can offer improved durability and strength.

Another priority is expanding its cloud manufacturing network, which connects partner factories and helps the company produce structures at scale. Modulus also plans to widen its work on green concrete technology, which supports more sustainable building practices.
