Aquilius Investment Partners announced on Monday that it successfully raised $1.1 billion for its latest program, including more than $750 million for AIP Secondary Fund II (AIP SF II). The fund exceeded its initial $700 million target, a clear signal of the rising global interest in Asia’s maturing private real estate market.
This round follows its first fund, which closed in 2023 with over $400 million. Notably, about half of the capital from the new fund has already been deployed across eight transactions, showcasing the strong pipeline of opportunities and growing investor confidence in the region’s property markets.

Secondaries, where investors buy existing stakes in private real estate funds, have become one of the fastest-growing segments of global alternatives. They provide much-needed liquidity to long-term investors while offering newcomers access to diversified portfolios with proven track records.

Christian Keiber, founding partner at Aquilius, told Reuters, “One third of global private market AUM sits in Asia, yet less than 10% of secondaries capital is dedicated here. Combine that with an environment of slow exits, heightened uncertainty, and regulatory drivers, and you have a generational buying opportunity.”

Founded in 2021 by Bastian Wolff and Christian Keiber, former senior executives at Partners Group and Blackstone, Aquilius has quickly positioned itself as a leader in Asia’s secondary real estate market.
Today, the firm operates with around 30 professionals across Asia and runs what it describes as the region’s largest real estate secondaries platform. Its investor base includes sovereign wealth funds and pension funds from Asia and the Middle East, institutions known for their long-term capital and deep understanding of regional dynamics.
Wolff noted that their clients’ close connection to the market has been “a key driver of confidence” in Aquilius’s platform and strategy.
