Godrej Properties Ltd. has announced two fresh land additions, one in Kolkata and another in Gurugram, strengthening its pipeline for premium residential development across two key urban markets.

The larger of the two is an 11.36-acre acquisition in Sector 63A, Gurugram, secured through an outright purchase, where the company plans a residential project with an estimated revenue potential of over ₹4,500 crore, featuring a mix of premium low-rise and high-rise homes.

The second is a five-acre parcel off EM Bypass in Kolkata, where the company won the bid in an e-auction conducted by the West Bengal Housing Infrastructure Development Corporation (WBHIDCO); the proposed premium residential development here has an estimated revenue potential of ~₹1,650 crore.

Two cities, two projects and a bigger FY26 story

Put together, the two deals expand Godrej Properties’ development runway in markets where premium housing demand has remained a key focus for branded developers: Gurugram’s Golf Course Extension Road micro-market and Kolkata’s EM Bypass corridor.

In Gurugram, the company said the project is planned as a premium residential offering, combining low-rise and high-rise residences, positioned around lifestyle-led amenities . In Kolkata, the five-acre site off EM Bypass is being readied for a premium residential development following the WBHIDCO e-auction win.

‘Over ₹40,000 crore’ in FY26 additions: CEO, Godrej Properties

In a statement, Gaurav Pandey, Managing Director & CEO, Godrej Properties, linked the two acquisitions to the company’s larger portfolio momentum this financial year.

“With this new project, we have now added over ₹40,000 crore of future sales potential through portfolio additions in FY26. This represents delivery of 2X our business development guidance for the full financial year,” Pandey said.

Pandey also described the year as the company’s strongest so far on business development in terms of future booking value locked in, adding that the momentum should support sustained growth ahead.
