Strata, the leading real estate investment platform, has set the ambitious target to list assets valued at ₹2,000 crores by fiscal end 2026. These assets are anticipated to cover close to 2 million sq ft. of commercial real estate in important metropolitan cities within India.
These assets will be put under a Small and Medium Real Estate Investment Trust, for which Strata recently successfully obtained a license from the Securities and Exchange Board of India.
Strata SM REIT to provide investment opportunities
The Strata SM REIT aims to provide retail and institutional investors with access to commercial real estate assets in India’s top markets. The firm will initially roll out up to six SM REIT schemes during FY26, with long-term plans to introduce one scheme per month.

Corporate restructuring to operate smoothly
To facilitate this initiative, Strata is undergoing corporate restructuring to consolidate its current assets worth ₹2,000 crore under the SM REIT framework. Lodha emphasized the strategic importance of this move, highlighting its potential to boost operational efficiency and align with SEBI’s transparent investment guidelines.
This restructuring is an important step to create a reliable and effective investment ecosystem. Being aligned with SEBI’s norms will enable us to boost investor trust and engagement,” said Lodha.
Increasing demand for SM REITs
Market analysts believe that the India-specific SM REIT model has enormous potential, especially in light of the rising interest in alternative investments and the rapid growth that the commercial real estate sector has witnessed in recent times.
Strata is targeting offices in major cities like Mumbai, Bengaluru, Pune, Chennai, and Hyderabad. In the future, it can expand its portfolio to hospitals by leveraging opportunities in the healthcare real estate sector.
Tech-driven approach
Strata was earlier a tech-enabled platform that enabled investment in fractional ownership of pre-leased, Grade-A commercial assets, such as office spaces, warehouses, and industrial assets. The company boasts of having key investors such as Kotak Investment Advisors, Gruhas Proptech, Elevation Capital, and Mayfield India backing it.
