Blackstone Lines Up Rs 10,000 Crore Hyperscale Data Centre Hub in Chennai

Global investment major Blackstone Group is significantly expanding its presence in India’s data centre sector, with plans to invest more than Rs 10,000 crore to develop a large hyperscale digital infrastructure hub in Tamil Nadu. People familiar with the development said the project will be located in Chennai and will form a key part of Blackstone’s long-term digital real estate strategy in the country.

The proposed development reflects growing institutional interest in data centres as a critical asset class, driven by India’s accelerating digital economy and rising demand for cloud and data services.

Strategic Land Acquisition in Ambattur

As part of the project, Blackstone’s data centre platform, Lumina CloudInfra, has acquired a 16-acre land parcel in Ambattur, a well-established industrial and infrastructure corridor within the Chennai metropolitan region. The land deal was valued at over Rs 500 crore, according to people aware of the transaction.

The Chennai hyperscale campus is planned with an initial IT load capacity of 216 megawatts, positioning it among the larger data centre developments in the region. Once operational, the facility is expected to cater to global cloud service providers and large enterprises seeking scalable and secure digital infrastructure.

Collaboration with Beary Group for Project Delivery

The land transaction and project execution are being supported by Bengaluru-based Beary Group, a real estate developer with a strong track record in delivering data centre projects. Beary Group has previously developed multiple data centre facilities for global operator NTT and specialises in end-to-end project execution for large-scale digital infrastructure.

Beary Group will work with Blackstone to deliver the Chennai campus under its Design-Build-Deliver model, which integrates planning, construction, and execution within a single framework. The approach is aimed at enabling faster project delivery while maintaining quality and sustainability standards.

Expanding a Nationwide Data Centre Portfolio

The Chennai development adds to Blackstone’s rapidly growing data centre portfolio across India. With this project underway, Blackstone is among the largest data centre owners in the country, with a total potential capacity exceeding 700 megawatts across multiple cities.

Earlier developments include two data centre sites in Navi Mumbai with a combined capacity of 180 megawatts, of which 60 megawatts is already ready. Construction is also set to begin on a new project in Mumbai’s Chandivali suburb, which is expected to take Blackstone’s total capacity in the Mumbai region to around 270 megawatts.

In addition to Mumbai and Chennai, Blackstone is expanding its footprint in Hyderabad, where it is developing two data centre sites with a combined capacity of 250 megawatts currently under construction. The multi-city strategy highlights the company’s focus on building a diversified and scalable digital infrastructure network across India’s key markets.

Blackstone’s Deepening Presence in India

Blackstone has emerged as one of the largest foreign investors in India, with assets under management exceeding $50 billion in the country since inception. It is also India’s largest real estate investor, with an estimated portfolio value of $30 billion spanning office spaces, retail assets, logistics parks, hospitality, residential projects, and data centres.

While Blackstone declined to comment on the Chennai project, its continued investments underline strong confidence in India’s long-term digital and economic growth prospects.

India’s Data Centre Market Gathers Momentum

India’s data centre capacity is expected to more than double by 2027, supported by rising consumption of digital services, the rollout of 5G networks, increased cloud adoption, and supportive policy measures at both central and state levels. Mumbai continues to dominate new supply pipelines due to its status as the country’s financial capital and a major landing point for submarine cables.

Chennai, with its established industrial base, robust power infrastructure, and connectivity advantages, is increasingly emerging as a key data centre destination in southern India. Blackstone’s planned hyperscale campus further strengthens the city’s position in India’s fast-evolving digital infrastructure landscape.
