In an impressive display of speed and accuracy, Godrej Properties has sealed two major land transactions in 48 hours, covering close to 100 acres across two cities and states, underlining its aggressive expansion plan in India’s red-hot property sector.

On July 18, the city-based developer made a deal to buy a 48-acre land tract in Doddaballapur, North Bengaluru, for a plotted residential development project. The acquisition comes just a day after it bought around 50 acres in Raipur, the company’s first foray in the Chhattisgarh capital.

Calling the achievement “truly historic,” Gaurav Pandey, Managing Director & CEO of Godrej Properties, took to LinkedIn to praise his team:

“Nearly 100 acres closed across 2 cities in 2 different states, all within ~48 hours. Yes, this is truly historic! Very few companies globally can match this level of precision, consistency, and impactful execution.”

Bengaluru Expansion

The Bengaluru parcel, acquired through an outright purchase, is located near the Satellite Town Ring Road (STRR) in Doddaballapur, a fast-emerging micro-market owing to its connectivity to Kempegowda International Airport, industrial zones, and the scenic Nandi Hills.

According to company filings, the land offers a development potential of around 1.1 million square feet of plotted residential units.

“Bengaluru continues to be a priority market for us, and we look forward to creating a development that offers long-term value to its residents,” Pandey stated.

He added that the acquisition strengthens Godrej Properties’ footprint in North Bengaluru, where it already has several ongoing and completed projects.

Raipur Foray

On July 16, the developer sealed its first land deal in Raipur, acquiring around 50 acres near Old Dhamtari Road, another rapidly growing hub, for premium plotted residential development. This site is strategically located close to central Raipur, the railway station, and Swami Vivekananda Airport, with a planned saleable area of about 9.5 lakh square feet, according to regulatory disclosures.

The back-to-back deals demonstrate Godrej Properties’ strategy to grow in high-potential, under-served markets and leverage India’s increased demand for residential plotted developments.

Strategic Precision

Plotted developments, where buyers purchase a plot of land within a planned gated community, have grown in popularity among end-users and investors in India post-pandemic, offering flexibility and a sense of ownership.

Few players in the industry have matched the scale and swiftness of Godrej Properties’ latest moves. The company’s ability to close nearly 100 acres of acquisitions in just two days, in two distinct geographies, underscores its operational agility and the depth of its on-ground research.

North Bengaluru has also become a prime real estate destination over the past few years, driven by developments like the STRR and proximity to the airport. Likewise, Raipu, which has been an industrial area traditionally, is also gaining traction for high-end housing now with urbanization and rising incomes.

These transactions mark Godrej Properties’ continuous plan of acquiring land in emerging micro-markets and constructing premium projects that follow demand trends.
