Max Estate’s debut Gurugram project records ₹4,100 crore in pre-sales

Analjit Singh’s Max Group, Max Estates Limited, the real estate arm, reported that it has achieved a pre-sales booking of ₹4,100 crore from its first luxury residential project at Gurugram. That is the result of strong demand in the premium housing segment of the city.

Launched on 27 August, the project has been titled Estate 360 and is strategically located on the Dwarka Expressway at Sector 36A, Gurugram. Based on this success, the company has revised its Gross Development Value (GDV) estimate for the project from ₹4,000 crore to ₹4,800 crore for FY25.

Sahil Vachani, Vice Chairman and Managing Director at Max Estates said the company is aggressively scaling its portfolio with an annual addition of 3 million square feet.

“The successful launch of Estate 360 in Sector 36A further reiterates our commitment to establishing a robust presence in this sector,” said Rishi Raj, Chief Operating Officer, Max Estates. He added that through a Joint Development Agreement, the company acquired an additional 18.23 acres of land contiguous to the development, further enhancing its offerings.

Estate 360 is currently under design and will be launched in phases starting next financial year. Its total development potential is 4 million square feet, with a projected GDV of ₹9,000 crore.

In recognition of the company’s focus on providing various living options, Estate 360 will accommodate two residences under the company’s eldercare division, Antara Senior Living. This amenity makes the project one that is also well-positioned as an “intergenerational living community,” holding appeal for a wide demographic.

The good news has also reflected well on the stock performance of Max Estates, which traded up at ₹615.7 on the BSE as of 10 AM on Monday. Last year, the company had its first luxury project in Noida, Estate 128, which was met with adequate interest. The company received pre-sales worth ₹1,800 crore for this project, demonstrating the market’s great appetite for their offerings.
