Hyderabad’s global investment surge highlighted at Statecon 2024

Telangana’s Irrigation and Civil Supplies Minister, N. Uttam Kumar Reddy, has highlighted Hyderabad’s emergence as a global investment hub, attributing much of its progress to the government’s robust infrastructure development initiatives. At Statecon 2024, hosted by the Confederation of Real Estate Developers’ Association of India (CREDAI) at the Hyderabad International Convention Centre (HICC), Reddy emphasized the government’s commitment to supporting the real estate sector. He assured industry stakeholders of ongoing government support, addressing various concerns such as building regulations and zoning issues.

Hyderabad’s status as a global corporate centre is solidifying, with a substantial 21% of India’s office leasing by global capability centres (GCCs) occurring in the city from 2022 to mid-2024, according to a CBRE-CREDAI Telangana report. This joint report, ‘Telangana Going Global,’ attributes Hyderabad’s success to its infrastructure, investor-friendly policies, and streamlined approval processes.

The city has seen a significant increase in office space, reaching 127 million square feet by mid-2024 and 4.4 million square feet leased in the first half of 2024 alone. Anshuman Magazine, Chairman and CEO of CBRE India, Southeast Asia, Middle East, and Africa, noted that Hyderabad’s office space has more than tripled since the state’s formation, reinforcing its role as a global business hub. Over the next three years, the city will add 34-37 million square feet of investment-grade business parks.

In the fiscal year 2023-24, Hyderabad attracted $3 billion in foreign direct investment, doubling the previous year’s amount and accumulating over $40 billion in assets since 2014. The city’s office market is driven primarily by technology, research, consulting, and analytics firms, though emerging sectors like BFSI, flexible workspaces, life sciences, and engineering are also contributing significantly.

The report also highlights expanding real estate opportunities beyond Hyderabad, with primary urban centres like Warangal, Nizamabad, Khammam, and Karimnagar and secondary centres such as Ramagundam, Mahabubnagar, Mancherial, Nalgonda, and Adilabad, marking the next phase of development in Telangana.
