Dwarka expressway drives NCR Real Estate boom

The 29-kilometer Dwarka Expressway has emerged as a game-changer in the National Capital Region’s (NCR) real estate market. Connecting Dwarka in Delhi with Gurugram, this expressway has spurred unprecedented growth, transforming once-undeveloped areas into hubs of premium residential and commercial activity. Robust connectivity and strategic location have propelled demand for luxury housing and office spaces, making the expressway a prime investment destination.

Increase in property prices along Dwarka expressway

According to the ANAROCK Micro Market Overview Report, property prices along the expressway have soared by 80% over the past five years, outperforming most other micro-markets in Gurugram. The region has witnessed a significant influx of high-end residential projects focused on sustainability and green certifications, catering to buyers seeking modern, eco-friendly homes with proximity to top-notch social infrastructure.

Projects such as branded residences, including Westin Residences, have further cemented the expressway’s reputation as a luxury destination. Developers continue to capitalize on its growing appeal, driving sustained appreciation in property values.

Strategic connectivity and infrastructure boost

The expressway’s location enhances its attractiveness, connecting major NCR hubs and easing congestion on critical routes like NH48. The JLL India Real Estate Market Outlook Report highlights how the expressway’s seamless connectivity to business districts, retail centers, and educational institutions adds to its appeal for both homebuyers and investors.

Additionally, ongoing metro expansions and commercial developments are set to further elevate the expressway’s value proposition. This infrastructure upgrade is not just improving travel times but also unlocking new real estate opportunities.

Expert insights on investment potential

Real estate experts emphasize Dwarka Expressway’s robust long-term investment prospects. “Investing in Dwarka Expressway is no longer speculative; it’s a calculated move with consistent growth,” said Harinder Dhillon, Senior Vice President Sales at BPTP.

Madhur Gupta, CEO of Hero Realty Pvt Ltd, noted a 79% rise in property values in the past five years. Sudeep Bhatt, Director Strategy at Whiteland Corporation, echoed similar sentiments, emphasizing the area’s unmatched connectivity and luxury amenities.

Luxury developments and future prospects

The expressway has attracted a host of premium projects, including high-rise apartments and gated communities. The partnership between Whiteland Corporation and Marriott International to develop Westin Residences, Gurugram—the largest standalone Westin property without an on-site hotel—marks a milestone in branded residential developments.

Looking ahead, Knight Frank’s Residential Investment Advisory Report identifies Dwarka Expressway as one of India’s top five micro-markets for sustained growth, ensuring its continued prominence as a prime real estate destination.
