Greater Noida to launch ₹1,100 Cr housing scheme

The Integrated Industrial Township Greater Noida Limited (IITGNL) is gearing up to introduce its first-ever group housing plots scheme. The initiative, expected to generate over ₹1,100 crore in revenue, marks a significant step in the township’s development, officials confirmed.

Smart township with advanced infrastructure

IITGNL, a joint venture between the Delhi Mumbai Industrial Corridor (DMIC) and the Greater Noida Industrial Development Authority (GNIDA), is designed as a state-of-the-art smart township. Spanning 750 acres near Bodaki railway station in Greater Noida, the township boasts plug-and-play infrastructure and an automated solid waste management system, reflecting its commitment to sustainable urban planning.

Details of the group housing scheme

Officials have announced that four plots of varying sizes will be available through an e-auction, with the reserve price set at ₹44,400 per square meter. A GNIDA official stated, “The board meeting of IITGNL was held last week, where the allotment rate was approved.” The plots on offer measure 34,500 square meters, 54,400 square meters, 70,000 square meters, and 94,000 square meters, providing substantial options for prospective developers.

“Based on the reserve price, the cumulative value of these plots amounts to approximately ₹1,123 crore. Even if sold at the base price, the board will secure this revenue,” said IITGNL Director Prerna Singh.

Allotment to attract prominent developers

The e-auction is expected to draw interest from leading developers across the National Capital Region (NCR) and beyond. “A large number of developers are likely to participate in the e-auction, given the township’s strategic planning and infrastructure,” Singh added.

Additional land rates finalized

Beyond group housing, IITGNL has also established allotment rates for industrial and commercial plots for the 2024-25 period. Industrial plots are priced at ₹23,900 per square meter, while commercial plots will cost ₹75,400 per square meter.

Growing industrial presence

The township is fast becoming a hub for industrial activity, with major companies like Haier Electronics, Forme Mobile, Chenfeng, and J World Electronics already operating within the area. A dozen additional companies are in the process of establishing their plants, further boosting the region’s economic potential.

Digital process for easy participation

The entire process, from registration and fee submission to the e-auction, will be conducted online, ensuring transparency and ease of access for participants.
